The study states that according to the Quicken Loans Home Price Perception Index (HPPI), actual appraisals were 0.99 percent lower than homeowners thought they would be. According to Quicken Loans, homeowners estimate that their home’s values rose by an average of 0.99 percent over the actual appraisal value. Quicken loans goes on to state that this finding marks the fifth consecutive month that the value opinions narrowed. Additionally, the study found that the HPPI is currently the closest it has been to equilibrium since April 2015. Overall, Quicken Loans found that the trend is for homes in Western cities to have an appraisal value that surpasses the homeowner’s estimate. Dallas is a particularly noteworthy example of this, as the study found that appraisals there were as much as 3.13 percent higher than expected. Although this is the case for the West, Quicken Loans found that the opposite is true for homes in the East and Midwest, where home values are more likely to be appraised below the homeowner’s estimate.“Based on the HPPI, it appears homeowners in the markets where prices are rising faster than the national average—like Denver, Seattle and San Francisco—are continuing to underestimate just how quickly home values are rising, so the average appraisal is higher than the homeowner estimate,” said Bill Banfield, Quicken Loans Executive Vice President of Capital Markets.Quicken Loans goes on to state that despite appraisers and homeowners still continuing to differ, that appraisal values continue to rise. For October 2017, home values are up by an average of 0.71 percent while they are up 4.76 percent compared to October 2016.This is where home value index, the measure of home value change based on appraisal data, comes in. The Quicken Loans study said that the HVI showed values increasing at a steady pace month-over-month while increasing at greater amounts yearly. The 0.71 percent jump from September to October along with a 4.76 percent year-over-year jump illustrates this. Heart rates and abdominal temperatures of free-ranging South Georgian shags, Phalacrocorax georgianus

first_imgThe South Georgian shag (Phalacrocorax georgianus) shows a remarkable diving ability comparable to that of penguins, yet nothing is known of the physiology of these birds. In this study, heart rates and abdominal temperatures were recorded continuously in four free-ranging South Georgian shags using an implanted data-logger. A time­depth recorder was also attached to the back of the implanted birds to record their diving behaviour. The diving behaviour of the birds was essentially similar to that reported in other studies, with maximum dive durations for individual birds ranging between 140 and 287 s, and maximum depths between 35 and 101 m. The birds, while at the nest, had a heart rate of 104.0±13.1 beats min-1 (mean ± s.e.m.) and an abdominal temperature of 39.1±0.2 °C. During flights of 221±29 s, heart rate and abdominal temperature rose to 309.5±18.0 beats min-1 and 40.1±0.3 °C, respectively. The mean heart rate during diving, at 103.7±13.7 beats min-1, was not significantly different from the resting values, but the minimum heart rate during a dive was significantly lower at 64.8±5.8 beats min-1. The minimum heart rate during a dive was negatively correlated with both dive duration and dive depth. Abdominal temperature fell progressively during a diving bout, with a mean temperature at the end of a bout of 35.1±1.7 °C. The minimum heart rate during diving is at a sub-resting level, which suggests that the South Georgian shag responds to submersion with the ‘classic’ dive response of bradycardia and the associated peripheral vasoconstriction and utilisation of anaerobic metabolism. However, the reduction in abdominal temperature may reflect a reduction in the overall metabolic rate of the animal such that the bird can remain aerobic while submerged.last_img read more

The large-scale dynamics of the mesosphere-lower thermosphere during the Southern Hemisphere stratospheric warming of 2002

first_imgAn unprecedented major stratospheric warming occurred in the Antarctic winter of 2002. We present measurements of winds in the mesosphere-lower thermosphere (MLT) made with MF radars located at Davis (69degreesS, 78degreesE), Syowa (69degreesS, 40degreesE) and Rothera (68degreesS, 68degreesW). The mesospheric wind field in 2002 was found to be considerably different to other years due to increased planetary wave activity throughout the winter. Zonal winds were weaker than usual during the 2002 winter and also during the transition to the summer circulation. The MLT zonal winds showed a reversal about one week earlier than the stratospheric reversal associated with the warming. Meridional winds showed oscillations consistent with the presence of traveling wave-1 planetary waves with periods similar to14 days. The results are compared with similar mesospheric observations made during northern hemisphere stratospheric warmings. Some similarities between hemispheres were found, notably that the reversal in the mesospheric winds precedes the warming events.last_img read more

first_imgGreensky Bluegrass opened up a three-night Colorado run last night, with a sold-out show at Denver, CO’s Ogden Theatre. Last night’s intimate performance comes ahead of a two-night Red Rocks Amphitheatre run, with the California Honeydrops performing the opening duties tonight, and the colorful funk-outfit, Turkuaz, opening up the show tomorrow night. Greensky Bluegrass has been on a recent tear, sitting in with Willie Nelson, traveling to Japan to play the infamous Fuji Rock Fest, and destroying America coast-to-coast.With Michael Arlen Bont’s opening lick on the banjo, Greensky opened set one with “Cold Feet”, with Dave Bruzza sounding strong on vocals. Hinting at the snow coming and winter approaching, Greensky moved into another cold-themed song of the evening, “Last Winter In Copper Country”, followed by “New Rize Hill”. Cranking the tempo up, the GSBG boys were heated up and sounded locked-in, as Bont, Bruzza, Paul Hoffman, and Anders Beck passed off solos down the line.“Can’t Make Time” led to a meaty segment of the set, with Greensky sandwiching “Ballad Of John and Yoko”, in the middle of “Don’t Lie”, with “Ballad Of John And Yoko” teases sprinkled throughout the entirety of the delectable treat. With barely a chance to catch their breaths, the five-piece laid down a heartfelt “Room Without A Roof”, with Bruzza once again dazzling the capacity crowd with his sweet, country-laced vocals. The Greensky Bluegrass boys closed set one with a sped-up cover of Bob Marley’s “Small Axe”, starting off their three-night Colorado run with tenacity and a more-than receptive crowd.Following a brief set break, Greensky came back out for the second set, opening with the Hoffman led “No Idea”. Having fun with their “hometown” crowd, Hoffman made a lyrics change from, “We’re going down on someone else’s dime” to “We’re going down on Bill Devol’s dime”. With Hoffman continuing to take lead on vocals, the band worked through “Less Than Supper and “Train Junkie”, with a tease of David Bowie’s “Space Oddity” twisted into the latter.Moving forward, “Better Off” was next, with a rowdy Hoffman hooting and hollering out of the chorus, paving the path for Bruzza to rip up some serious pickin’ work on the acoustic guitar. Greensky’s way of interacting with their crowd seems so fluid and natural, with the band and the crowd’s energy melting into one. Slowing down their sometimes unstoppable speed, Hoffman led through “Forget Everything”, with Beck laying down a heartfelt solo on the dobro, before Hoffman brought it all back together on vocals.Speeding things back up, Hoffman continued the lead on vocals through “Tied Down”, before Bont kicked off the opening lick to “Doin’ My Time”. Bruzza stepped up to the mic, sustaining his lyrics for an extended period, with a rowdy Ogden Theatre crowd cheering him on. “Doin’ My Time” led to “Exuberance”, before appropriately ending the set with a cover of Duran Duran’s 1982 hit, “Hungry Like The Wolf”. first_imgBahamas minister of labor Dion Foulkes Foreigners to take back seat in bid for local jobsNewly- installed Prime Minister Dr Hubert Minnis has issued a directive that Bahamians must fill all available posts before any consideration is given to foreigners.Minister of Labor Dion Foulkes has acted on the order and made it clear that he has already been “very strict” in approving labor certificates for work permits and has denied or deferred several applications since taking office just over two weeks ago.“The Prime Minister has given me directions to ensure that no foreigner gets a permit where there is a Bahamian available to do the job,” Foulkes said while speaking on a local radio talk show yesterday.Noting the Bahamas has “a serious unemployment problem”, Foulkes was adamant there would be no backing down from implementing the policy.“Wherever there is a Bahamian who is qualified to do the job and a foreigner or an expat is applying for that position, we will refuse the application,” he insisted.He cited a recent case where a work permit request from a hotel was turned down because there were unemployed Bahamians qualified to fill the post.“We had an application from a major hotel for a food and beverage director. I declined it, because there are Bahamians who are trained in food and beverage in this country who are unemployed and we know who they are and we are sending some of them to that hotel to be interviewed,” the minister said.Foulkes expressed concern that some companies were trying various tactics to bypass the rule, charging that some had set unfair criteria to deter Bahamians.“For example, say you want a front desk manager at one of the hotels, but (the candidate) must be fluent in four languages. That’s absolutely ridiculous. What that means is they have somebody at their head office who speaks four languages and they want to bring them to Nassau.”He disclosed that where special skills were required, the employer must identify a Bahamian who has skills in that area to train for the post, to eventually take over from the foreign worker.last_img read more

Air Baltic to buy up to 60 C Series while Bombardier unveils

first_imgMONTREAL – Bombardier Inc. shares hit a new 52-week high Monday after its aerospace division got a boost from new deal for up to 60 C Series planes and unveiled two secretly developed business jets.Air Baltic Corp. will become the largest European customer of the C Series and second-biggest worldwide after it moves to a common fleet by agreeing to 30 CS300 aircraft with options and purchase rights for 30 more. That’s on top of the 20 planes it has already ordered and eight currently in operation.Based on the list price, the firm order is valued at about $3.8 billion, rising to $7.7 billion if the additional planes are orders. However, high-volume customers typically receive large discounts.Bombardier shares closed up 4.3 per cent to $4.56 in Monday trading on the Toronto Stock Exchange after the Montreal-based company also disclosed at a Geneva air show that it has secretly been developing two business jets. The new Global 5500 and 6500 will fly farther and cheaper than its existing Global 5000 and 6000s.The planes to be delivered next year will contain patented Nuage seats, updated wings and new Rolls-Royce engines.“We have to keep all our customers and get new ones. To do that you need a portfolio that is competitive or the best so for the Global aircraft there’s no question but not to have the best,” said spokesman Mark Masluch.The new planes have 500 and 600 nautical miles of additional range respectively and burn up to 13 per cent less fuel. The list prices are US$46 million and US$56 million.Flight testing of the new planes took place secretly last February in Wichita, Kan.The new business jets are largely a response to stay competitive with products from rival business jet manufacturer Gulfstream Aerospace, said David Tyerman of Cormark Securities.“Whether they have improved their position to be able to generate a lot more business or we’re just in a competitive arms race between the various players and this is just the cost of staying in the arms race, I’m not entirely clear,” he said in an interview.The new planes are already factored into Bombardier’s guidance for deliveries through 2020 and demonstrate the company’s optimism about the improving business jet market, said Benoit Poirier of Desjardins Capital Markets.“We believe this will enable Bombardier to remain ahead of its competitors in the business jet segment,” he wrote in a report.“In our view, the new aircraft launches represent a nice opportunity for Bombardier to leverage its past investments in the Global 7000 and the expertise gained with the CS100’s steep approach certification to increase its product offering and boost overall pricing.”At the same time, Bombardier renamed its largest business jet the Global 7500, from 7000, to keep in line with the other family of new planes.Meanwhile, Bombardier declined to confirm that the AirBaltic order stems from the letter of intention it announced in November coming from an undisclosed customer.Deliveries are scheduled to start in the fourth quarter of 2019.AirBaltic plans to expand its fleet to 80 CS300 aircraft by phasing out other aircraft types over the next three years, said the airline’s CEO Martin Gauss.The largest investment in Latvia’s history will help the national carrier to expand its routes after recording its most successful year in 2017, added Latvian Transport Minister Uldis Augulis.The order is a testament to the attractiveness of having Airbus as the majority partner of the C Series program, added Tyerman.“To me it’s indicative of the value of bringing Airbus into the story,” he said.Bombardier is nearing the finalization of an agreement in which Airbus will gain a 50.01 per cent control over the commercial jet program, with Bombardier and the Quebec government owning the rest.Follow @RossMarowits on Twitter.Companies in this story: (TSX:BBD.B)last_img read more
